Recently, aiming to facilitate the healthy and efficient Report of Prefabricated Interior Decoration Industry Development and explore the way of prefabricated decoration technology, 2019 Report of Prefabricated Interior Decoration Industry Development Forum and Report of Prefabricated Interior Decoration Industry Development conference was held in Beijing. The Forum was sponsored by China’s Real Estate Industry Association(CREA), China Building Decoration Association(CBDA), China Institute of Building Standard Design & Research and Assembly Decoration Industry Technology Innovation Alliance, co-sponsored by Youcai Information Technology Co., Ltd., China Building Decoration Association Residential Decoration and Partial Industry Branch, Beijing National Standard Construction Technology Co., Ltd., special supported by Heneng Home Technology Co., Ltd.

In September 2016, apart from developing the main structure of prefabricated buildings, Guidance of Developing Prefabricated Building issued by General Office of the State Council also makes policies for it. Chen Yiming, former chief engineer of the Ministry of Housing and Urban-Rural Development, Vice-President and Secretary General of CREA, stressed that decoration is an interface between the production and the consumption, and the advantages of the main structure of prefabricated buildings should be transferred to consumers through decoration. The whole real estate industry chain should keep the “four insists” for prefabricated buildings determination, goal, standards and thinking. Prefabricated decoration not only conforms to the development trends of the industry, but also satisfy the aspiration of people for a better life. Mr. Chen pointed out that the Report should be accurately demonstrated the conditions, problems and the next development direction of the decoration industry. The practitioner for Prefabricated Interior Decoration should boost confidence, keep enthusiasm, treat the issues objectively, solve the problem and strive for higher decorate quality and better human settlement jointly.

Prefabricated interior decoration is not only an important part of the construction industry reform, but also the only way to develop the building decoration industry. Zhang Jingyue, CBDA, Vice Chairman and Deputy Secretary-general believed that at the social background of increasing labor costs and pursuits of good human settlement environment, the effective way to resolve contradictions is the fundamental changes in modes of construction. It is imperative for the promotion of prefabricated interior decoration. Playing a leading role in the industry, Report of Prefabricated Interior Decoration Industry Development is necessary and urgent.

On the meeting, the topic from the early SI system, pipe separation, concept of prefabricated decoration, to the promotion of new idea, new technology, new direction in supply chain, from architectural design to the idea of implement assembly design in architectural design, then to compilation of industry standard, Cao Bin, General Manager of CIBSDR, introduced their core capacity and advantage in prefabricated interior decoration while pointed out problems at work, such as immature technologies, inconsistent parts of products, high costs and low quality. Mr. Cao deeply felt the necessity and urgency of the Report and said that the Institute would provide standard services and technical support for the decoration industry better with experience and core advantages.

During the conference, the document, Report of Prefabricated Interior Decoration Industry Development was launched jointly by Chen Yiming, Zhang Jingyue, Cao Bin, Liu Meixia, Division Director of Planning and Development of Housing Industrialization Promotion Center of the MHURD, Wei Suwei, editor-in-chief of the Document, Wei Xi, Secretary-General Assembly Decoration Industry Technology Innovation Alliance, Tang Qian, Vice Chairman of China’s Real Estate Purchasing Platform, and Hu Yanan, Deputy Director of CBDA Residential Decoration and Partial Industry Branch. The launch marked that the Document will not only provide guidance and support for the projects, technologies and parts of products in the upstream and downstream of the real estate industry chain, filling the gap in the decoration industry, but also the Document was entered officially the stage of draft research by three authorities.

Combined with industry standard compiling, the Technical Standards of Prefabricated Interior Decoration and industry research in Beijing, Shanghai, Shenzhen and other places Wei Suwei, editor in chief of Document, introduced that project types of prefabricated interior decoration were in public housings, talents apartments and long-term rental apartments, but from perspective of quality, speed and cost, prefabricated interior decoration and commodity house in demand are running in. Report of Prefabricated Interior Decoration Industry Development, is a report for guiding industry. Therefore, in the compilation, the report will be demonstrated in detail and divided into parts of compilation background, industry development situation, policies and standards, major technology and component development, engineering case analysis, and industry development prospects. Ms. Wei also appealed on experts and outstanding enterprises to take part in and provide support together.

“The prefabricated interior decoration has been rapidly springing up under the active policies and enterprises. However, it is still a traditional mode and has not been industrialized. It’s not just the interior industry but the whole construction industry.” Based on the experience of the project acceptance, Song Bing, Vice President of Architecture Industrialization Branch of Architectural Design and Research Institute of Tsinghua University Co., Ltd. has interpreted Situation of Prefabricated Interior Decoration in Industry Development. He agreed problems in prefabricated interior decoration. For process in engineering project construction, it was separated from the contractor, subcontractor, prefabricated components, parts of interior decoration without a real EPC project. There is a contradiction of efficiency between high production and low installation. In the acceptance stage, even if the ministry of products and products have high quality, acceptance of finished housing are characterized by low quality. In essence, the reasons for these problems is that enterprises lack of industrialization thought, top design, fragmented industry management and production mode, lopsided industry guidance, low standardization, shortage of talent, scant investment in R&D, superstition industrial 4.0, blindly aggressive and excessive pursuit of individuation, as well as growing bigger rather than stronger. In addition, Mr. Song also stressed that assembly doesn’t mean building industrialization. Assembly is merely one of the technologies of building industrialization.

Aimed at the disadvantages of traditional wet construction method and the rising of labor cost and workers’ age, Vanke Group put forward “two improvements and two reductions” (improve quality and efficiency and reduce dependence on labor and energy conservation and emission reduction to green environmental protection) which are Vanke’s guidelines to promote the development of industrialization and drive the growth of prefabricated interior decoration. Zhang Tian, partner of the R&D of China Vanke Co.,Ltd. showed the process, technology application and low formaldehyde system of sample plates from Vanke health fast delivery apartment. Besides, he mainly introduced the innovative platform from Vanke, understood customer’s real demand and engineering pain point through the organization partners project visit with partners, and cooperated with office and R&D, growing together with the partners.

Liu Yunlong, Vice President of Heneng Home Technology Co., Ltd., summarized experience of 12 parts systems to assemble the whole house and considered that supply inadequate of products to whole house was bottleneck and pain points on prefabricated interior decoration parts. And the parts should be optimized by improving efficiency, reduce costs, friendly quality and comfortable feelings. Mr. Liu also suggested that through the sharing of lean design system, the collaboration of lean manufacturing base, and the coordination of supply chain, we can accelerate the part development action.

In the course of the Salon, for the difficulties and future trends to prefabricated interior decoration industry, there was a heated discussion by Wei Xi, General Manager of Beijing National Standard Construction Technology Co., Ltd.; Tang Qian, Vice Chairman of China’s Real Estate Purchasing Platform; Dou Ting, General Manager of Shanghi Xiaojia Construction Technology Co., Ltd.; and Zhang Tian, partner of the R&D of China Vanke Co., Ltd.

Wei Xi said, decoration industry technology has 6 trillion yuan in market value and she hoped prefabricated practitioners and chasers can “keep the original intention, bear the mission and find the gap” so than they could implement the abundance of the parts types and construction management informationization level, promote the transformation and upgrading of decoration industry and development of high quality.

Tang Qian believed that though Vanke and other real estate enterprises taken the lead in prefabricated interior decoration, it was not enough to understand prefabricated interior decoration for the whole market. Compared with the bidding data of refined decoration parts, the whole real estate industry has not yet formed the bidding information of prefabricated interior decoration in batches, and there was still a lot of knowledge to be popularized in terms of costs, product functions and applications. Therefore, Tang Qian hoped the Document would star wih collaborative development of the prefabricated interior decoration industry.

Dou Ting said, previous healthy fast delivery projects focused on fast delivery and healthy environmental quality mostly. In the future, our brand, Xiaoma Fast Delivery will learn the new technology, new products and new processes of prefabricated interior decoration, increase environmental friendliness and project delivery in projects and pay attention to the data collection of samples. She also looked forward to the Document, Report of Prefabricated Interior Decoration Industry Development was formed and implemented as soon as possible.

Since its establishment, Vanke’s R&D Center has been attracting excellent partners to cooperate and develop the prefabricated interior decoration system. Its own capacities relies in grasping the real needs of the market and customers, and integrating the resource system.
